Be sure that the price is right
The rule of thumb has it that a home priced more than five percent over market value discourages offers. Buyers who can afford the price can get “more house” for their money elsewhere. Buyers who cannot afford the price simply will not look. That is why Realtors say, “A house priced right is half sold”.
While it is also said, the market sets the price of a home; it takes an expert analysis of the various value-influencing conditions existing in the marketplace to arrive at a good selling price. Realtors do a professional evaluation of a home by comparing it with similar properties, which have sold, and in some cases with similar properties currently on the market.
Experience has shown that the market analysis approach is more accurate that the replacement cost or potential rental income methods relied on by some analysts. It is important to compare the initial asking price with the final sale price; and to note how long the home was on the market.
